  • my Brownstone renovation walkthrough

I am very excited - we are about 70% finished with the renovation.
That´s why I want to give the chance to walk through the construction site with me, show you the details and share what I learned throughout the process.

This near gut reno is a SRO to 3 family conversion of a 5 story italianate Brownstone.
The goal of the renovation was to archieve a low energy house that is ready for the next 100 years while preserving original features.

    some features:

  • Where to Find Day Labor

My husband and I are getting stone slabs for our backyard dropped off in front of our house on Saturday morning. It all has to go up the stairs, through the house and out to the backyard. I think it's going to be too much to do ourselves. I've asked around but can't seem to find someone who I can hire for an hour or so to help. I've heard that there are men who hang out at Lowes or Home Depot that are looking for extra work; has anyone hired someone from either place? Are they there on Saturdays? What would you pay for an hour or two of work? Thanks for ...  More»

  • Are contractors bad emailers, or is it my request?

This is only my 2nd time seeking consultation/work from a general contractor, the first time was quick and easy. However now, I've tried contacting about 6 to do a walkthrough and get estimates for some work, and they either dont respond to emails, or say they'll get back, but don't actually followup or set dates. Wondering if they are inherently less into emailing, and I should be phoning, or its the job that maybe is not big enough?
Basically our apartment got flooded from work being done above. Water mitigation is done, now need to do the actual r...  More»

We had the same problem w/ contractors. They NEVER respond to emails. I guess a lot of them are old school and not leveraging technology. Anyhow, we had a lot of work done in our cellar. We used George Haliotis (georgio.x@gmail.com or 917-589-4208). Vet him and see if he can meet your needs.... See More »

I'm also curious about this; I would add to this question, has anyone had a ductless split system installed when the compressor was placed on the roof? I was curious how much the installation runs, and if the installer drills through the roof membrane/patches it themselves...Thanks! See More »

If you think going through the archives is time consuming, you're going to LOVE the repointing process. Beware the shills replying to forum posts. There are many types of day care. Family style daycare could just mean that someone looks after 3 or 4 kids in their home and has a license to do so. This would be no different from having a family with 3 or 4 of their own children. A larger daycare needs all kinds of provisions - separate bathrooms...... See More »
  • Advice re Alarm Systems

Our home insurance requires that we get an alarm system. I am wondering whether to just get the bare bones system or go with the motion detectors, sensors on lots of windows, etc. Has anyone researched what features of alarm systems (if any) actually deter thieves from entering or scare them away once they are there? Or do alarm systems just give a false sense of security? Are there statistics or well-researched articles out there, or other sources of reliable information? We're in a row house in Windsor Terrace, FWIW.  More»

  • House Trap and Rat access via sewer

Hi, this relates to a 7 unit building about 90 years old. The house drain got blocked over the weekend. Happily I was able to unblock it using 25' snake inserted near the house trap. When checking to see that all was OK this morning I saw a rat peering up at me. This rat is on the house side of the house trap. Is this normal or does it indicate an unusual level of access?
It means that there is only a toilet trap keeping the rat from popping his head into my basement toilet. I am doubly concerned as in January a pregnant rat gained access to the basemen...  More»

  • How to best estimate renovation costs prior to purchase without the time for contractor estimates?

We're being asked by the broker to sign the contract to purchase a frame house in Brooklyn in the next day or two. The initial inspection is done, but we haven't had time to bring a reliable contractor in to estimate renovations. Although the kitchen's and baths that need to be replaced, the house looks in decent condition. However, the building inspector said that the repair work in the basement looked shoddy and that he'd probably open up all the walls to change the plumbing, electric, etc. and that total renovations could run $50k/floor.
