    We've done a whole lot of work with landmarks, from minor alterations to additions, and even a new house on a vacant lot.     someone willing to do things on a budget, not one of these million dollar gut types, though I know it will cost real money. our brownstone is stripped of many details but I have no interest in modern look. we are creative but not fancy. bones and structure are more important than finishes... want someone creative, good communicator. we are looking to: renovate three kitchens, two baths, re-do bedroom floor plan, and add new windows, electrical, plumbing...want to keep our lovely plaster walls! any recommendations?  More»

  • plumbing work done that was not on the plan

    Got the plumbing write off on the C of O. Plan inspector came and noticed there was additioanl plumbing work done but it wasn't on the plan. How do I get that plumbing put on the plan without reopening the plumbing write off? I can't get the old plumber back to issue an LAA.Any advice? Trying to get a C of O.  More»

    I agree. Seems easier to remove it and then put it in correctly later. I wouldn't need the plumber to fill out any forms to remove it, since, it wasn't supposed to be on the plan right? Thanks. See More »
  • Architect and General Contractor?

    For a small renovation of an apartment (built-in cabinetry, some new lighting, new runtal heaters, new doors and baseboards, new closet work, total scope around $75,000), do you typically need to hire both an architect and a general contractor or can the architect perform both roles? If the latter, how does that affect the architect's fees?  More»

    While an architect is not legally necessary, I would recommend at least consulting with one to get a clear plan for all of your work.     Hey Everyone,recently purchased a 2 family townhouse in brooklyn and are looking for some affordable achitect recommendations.     Yes you do need to change C of O. The price seems very reasonable to me. Does it include control inspections? If it does, I think it's a pretty good deal. See More »

    I always see people looking for this so I wanted to send out a note about an architect that came highly recommended to us (he did the brownstone for one of my son's schoolmates and he is a brooklyn dad so some of you may know him already).   • Permitting--do I really need an architect???

    It's clear that at least one of the changes hubby and I want to make to our little Bay Ridge brick row jobby requires a city permit, and probably other of the desired changes do, too.This is NOT an exciting design challenge, and we don't want it to be. So the quote we got today for approximately $12,000 for an architect's services seemed out of line.Plus, I got the feeling that he would be just plain bored... and I understand that.     You would need a licensed NYS architect or engineer to file for permit. City regulations. You will need a licensed NYC contractor to pull the permit. See More »
  • Architect recommendation--need work done quickly

    My husband and I bought a small brick row house (1951) in Bay Ridge.   • Easy Heat Gutter De-Icing Kit

    After last year's snowfall, I decided to try and protect my new gutter system on the north side of my house. I bought 30' foot kit on eBay for $20 to try out. My gutter and drainspout ususally fills up with ice. I don't have a problem wih ice dams but have a snow rake for that anyway. It was easy to install and is cheap insurance to keep my new gutters on the fasica board instead of the ground. The I'll post again with some pics if snows.  More»

  • How to make two rooms out of one long and narrow bedroom

    Hi, I am looking for advice on how to split up a bedroom in our apartment. We are trying to divide the room to make a bedroom my 2 year old daughter and then make a seperate room for my husband to write in (the second room would not have any windows). The lenth of the room is 21 feet (which currently includes a 4 foot closet) and the width is approx 9 feet 6 inches and where you walk is is only about 7 and a half feet wide.     You just need to follow Article 7-C of the MDL and the building must fit within the dates allowed for conversion, file for permit, do the work, file for C of O. Have you already started the process? See More »
