  • Home Insurance : Provider and/or Broker Recommendation Needed

    I'm interested in shopping around for a new homeowner's policy. Would prefer someone familiar with the insurance needs within a four-family, Brooklyn property. Would also prefer someone who answers the stupidest of questions with grace and patience. And, of course, a provider that isn't a pain in the ass should a claim be necessary.

  • Need advice on insurance

    Does anyone know of a good insurance company with reasonable premium to cover brownstone insurance? We have a small mix-used building, residential + commercial. Our insurance premium is going up so much that it becomes unaffordable. We have never made a claim for the last 25 years.

    It really depends on a few factors, including the commercial tenant. If you'd like, I am a broker and I will shop the building for you.

  • Health Insurance for Household Help

    I would like to provide health insurance for a household employee who provides onsite eldercare for a loved one. She makes too much money to be eligible for low income insurance plans.     Check out Healthy New York : http://www.dfs.ny.gov/healthyny/index.html - they have subsidized health insurance through a variety of insurance co's for small businesses (including household employers) and individuals/sole proprieters.     I received a letter from the NYC DEP, offering up this insurance in cse the water main breaks in the street in fron to my house. for which I am responsible. just wondering if anyone has any thought on this. scam? good idea?

  • Insurer requires changing window bars?

    Our insurer (State Farm) is requiring that we change our basement window bars from permanent to the kind that have safety latches that will allow them to release. Has anyone done this? Any one that you can recommend to do the work? What did it cost? Is it possible to modifiy the bars (as opposed to remove and replace)? Our building is landmarked - any issues to worry about there?

    So you currently have no tenants? You need commerical multifamily insurance and an umbrella policy. Also get some quotes with insurance brokers. See More »
  • Home Insurance denied due to Burglar Bars

    My insurance company (State Farm) decided to stop coverage on my 2 family in South Slope unless I remove the conventional burglar bars from the garden-level windows. This, despite that every other house on the block have them. Has anyone ever run into this?  More»

    I got a letter from State Farm a month ago suggesting I replace my fixed bars with quick-release ones, but they didn't say they'd drop the insurance. See More »

    We shopped around a few years ago and ended up going with Brownstone Agency. They in turn sub-contract with another insurance co.   • General Liability and Workman's comp

    My co-op needs general liability and workmans comp and they want themselves to be put as additional insureds. The contractor says it's $3000.00 extra to put them as additional insureds. The work is tiling the floors and walls of two bathrooms. No plumbing work. Is the $3000 quote for insurance alone is reasonable? The estimate for the labor and contractor's materials is $10000.00 so $3000 is only for getting the insurance. Any ideas?  More»

    The contractor should have its own GL and comp. The charge for an additional insured endorsement is generally about $20, and certainly no more then $100. See More »
  • Homeowner's Insurance - need Recommendations

    Have been insured by Allstate for the last 26 years or so. Our policy is up for renewal.
    Was looking at the forum archives, but a lot were from 2010, so would like more current recommendations regarding home insurance. Especially regarding cost per sf for replacement value.

  • Above Ground Oil Tank Inspection

    My insurance broker called me and said that my insurance company wants my above ground oil tank to be inspected for leaks. Is this normal procedure? Anybody has any recommendations for this service? Google search only just shows tank removal nothing for inspections. Thanks.  More»

    Oil tank tightness tests are pretty standard. NYS requires a licensed tank testing contractor at specific intervals. You can find some companies on line. I'd also try oil companies for contractor leads. See More »

  • One more question on Liability/Builder's Risk Insurance.

    One more question on these types of policies.... Should both of these policies begin immediately when we close? We are not going to inhabit the townhouse until after/end of construction. However, permits might take some time so construction won't start immediately after closing. I wasn't sure whether it's worth paying for Builder's Risk before we even begin to build! The agent I am working with seems to say we need both right away regardless of when construction starts. Is this right?  More»

    Don't rely on your lawyer for insurance advice! A standard homeowner's liability policy contains a residency clause and will not cover losses that occur before you have moved into the building. See More »
