    Paypal has always been fine for me. I think thransactions are completely free as long as you and the people sending money have your bank accounts connected to your paypal accounts. See More »
  • artist studio tenant problems

    I am an artist who currently sublets another art studio on a month to month lease in a commerical building. My tenant has not paid rent this month, and does not answer calls or emails. I suspect he is irritated at me because, unavoidable by me, MY landlord (owner of building) has been difficult by not fixing things in a timely manner, leaving studio doors opened when doing repair work.     So i am in the midst of purchasing my own property.I gave my landlord 2 months formal notice that i will be vacating the apartment.   • How much to increase rent? And how to document it?

    Are there any regulations guiding rent increases in a 2 family home (as in, not rent stabilized or rent controlled)? Are we subject to the same guidelines as set forth by the Rent Guidelines Board?What about typical practices? Do most landlords keep rent the same or increase it? If so, by how much?     You can use a lease renewal. The apt as you describe is not bound by any controls on rent. You can increase it to whatever you want to.     Hi,We have renters who signed a lease their first year, but the second year they have been operating month-to-month. We did negotiate a rent increase and new lease with them this year, but they never returned a signed lease and I never followed up.     My not-so-gentlemanly (Brooklyn) landlord never put the security deposit in an escrow account and now the lease is up and I am moving out. Knowing his history, I'm certain he will not return my deposit. Can I withhold last month's rent until he puts the deposit in an escrow account? Can he take me to housing court for this? Is there any law requiring him to put the deposit in an escrow account? Any advice on how to recover the deposit? I have taken very good care of his property and nothing is broken.     Escrow? That's where the seller's attorney puts the deposit on a house you're buying, not where the landlord puts your security deposit for a rental.   • Renter's Insurance for Tenant

    My tenant has requested a washer and dryer be placed in their unit. As per the advice from the forum, I requested they obtain renter's insurance, but they informed me that it would only cover damage to their personal belongings, and not to the home, i.e. water damage to the floors. I, of course, have home owner's insurance, but would not want to have to file claim and cause my premium to rise if something was to go wrong in the tenant's apartment with the use of the w/d.     You're the owner, it's your property, your washing machine, of course you should shoulder the insurance. No different than if the toilet leaked or the refrigerator burst into flames...would you expect the tenant to pay for damage? Adjust the rent as others have said. See More »
  • recent purchase of building with tenants - house lights on tenant circuits. options?

    Asking this for a friend - she's tried to register, but never got the verification email.Anyway - she and her husband, both older and very nice (lol if it matters :) ) have a recently acquired 3 family brownstone with existing tenants on the top two floors.     I'd like some feedbakck on whether or not my landlord was entitled to keep over half of our security deposit. We were renting in Beacon, NY while we looked for a home to purchase in Dutchess County. We signed a 1 year lease in May 2011 and had no issues with the management company.   • deposit withholding for failure to give 30 days notice

    A tenant moved out of an apartment giving only 15 days notice. He has written me demanding his entire deposit of 1.5 mos rent (even though he didn't pay rent his last month).

    I do not intend to refund the rent he didn't pay, but my question is: Can I keep the half month's rent for not giving proper notice? It was a week before Christmas. I feel if I had had some more time I could have come up with another tenant, since I have recently been able to find tenants word-of-mouth and have no occupancy gaps.

    There are two minor repairs which need to be made in this tenant's apartment. She has refused to make an appointment any day but Saturday. My handyman works Monday to Friday.     I would consider a leak an emergency repair and you are allowed within your rights as a landlord, which should be spelled out in your lease, access to the apartment whenever you want.   • Apt seeker gets owner contact info from broker - What would you do?

    I'm renting an apartment and dropped off several keys to different brokers nearby. I drop off a key and a sell sheet with all the informtion I can think of including my contact information - so I don't have to fill out a form every time I visit a RE office. So after a few viewings yesterday I get an email from a viewer who was very interested but came with a broker. And, Is there a fee?     I wouldn't rent to that person. How do you know the it's the broker's fault? You own the building, correct? That is public information. The viewer wants to save some money by cutting out the broker. How do you know they will be honest with you in the future? See More »
  • Tenant wants lead inspection - Landlord's obligations?

    I bought a small building 2 years ago and one of my tenant I kept in when I took over recently asked me to check on the lead situation as his wife is is expecting a baby in June of next year.What are my obligations? All these brownstones seem to have walls that have several layers of painting so I am sure on old layer must have some lead in it. Should I just have his unit repainted and holes patched if any? Should I get a city inspector who might come and scare the whole building and aske me to repaint all units?Any advise welcome.  More»

  • question about tenant complaining about contractor noise

    I've had a painter coming in each day for the last two days starting about 8 am. The tenants below that apartment are complaining about the noise that early in the morning because they work at night and sleep late. It wakes them up. I have no idea about what noise is bothering them. These are just painters. I've been there a good part of the time and there isn't any noise loud enough that it should disturb them.. There's no hammering, maybe a little drilling in a wall once in a while. No radio, no loud conversations. Just two guys. They really hardly use...  More»

    Your question is very tough because if the tenants work at night....anytime will be an issue. 8am is ok. Perhaps 10am? Contractors work early and like to be done by 5pm....usually, so that they do not disrupt the homeowners day to day routine. Short of asking the tenants for a time they would be ok ...... See More »
