  • Brooklyn Landlord/Tenant Lawyer Still Needed

    I posted this question a couple of weeks ago and got only one response. The responder suggested I try Marc Aronson. Well, after reading two reviews of him that were negative, I called anyway simply to get an idea of the fee involved for a simple non-payment case. I was told by a staff member to come in for a consultation. A bit annoying, but fine, he wants to meet face to face. I was then told the "consultation" would cost $100. Wait a minute, I just want to know what this will cost, I don't need a consultation to tell me what to do about a tenant...  More»

  • Brooklyn Landlord/Tenant Lawyer Needed

    Checked the archives and there were very few posts on this topic. We need an attorney to handle a non-payment in BK Housing Court (we are landlord/plaintiffs). We don't need or want an ultra-high priced attorney that will end up costing us several thousand dollars for a basic non-payment. We just need someone competent, who does BK Housing Court full-time, is not a zombie and is reasonable in terms of fees (he or she may even have flat fees for a run of the mill non-payment).     I've dealt with Marc Aronson (offices on Smith Street) for this kind of thing, and he is pretty darned impressive. Worth asking what his fees might be for this. See More »

  • Waiver of Liability

    Does anyone have a sample of a waiver of liability? It is for a contractor doing minor work, he is doing me a favor for a difficult tenant, and does not want to be sued.   • Attorney for Sale of a Multi-Family Bldg?

    I have a real estate attorney, but he recently joined one of the midtown mega firms and both prices and service have gone in an unfavorable direction. So, I'm looking for a recommendation for an attorney that handles only real estate and has handled MANY multi-family closings. I'm not so interested in an attorney who deals almost exclusively with coop and condo closings and residential loans as these have issues that are typically quite different than multi-family closings (for instance legality of rents, content of leases, disputes over violations etc.)...  More»

  • Downside to selling an apt without an attorney?

    I was just wondering what the risks are with selling an apartment without an attorney. We have sold apartments before, and can simply adopt a prior sale contract for use in this sale. We can also set up a separate escrow account without an attorney. What am I missing here?thanks!  More»

    Damn, I'm as cheap as they come and do EVERYTHING myself but even I wouldn't risk that. Just do it! The amount of money you might save wouldn't be worth what you could lose if you overlook something. It's not just writing a contract and keeping the deposit in escrow. See More »

    Your question is not clear. You say small contractor and DOB, but it seems like you mean DCA.     We do alot of 203k projects and unless the loan was incorrectly structured or the bid was way too low I can't see why the contractor would walk away.     The building is a legal four family and they have no lease. They are a husband and wife with two kids.   • Who technically owns the end of the stoop, where it flares over to the neighbor?

    I'm updating the iron work in front of our brownstone on the stoop to take it back to the original (looking) cast iron, old pattern with the big newel posts on either side. My problem is that my neighbor is a notoriously difficult old woman and her current fence, extends halfway into the part of the stoop that flares out on the bottom, where the posts normally go.
