  • Toy Factory Lofts - still leaky?

Does anybody know if this property is still having problems with leaking and water damage, as detailed in Brownstoner posts from around March 2008? A friend is considering one of the units in the building.
Thoughts on the property in general? Suggestions on how to check up on its status?  More»

  • Need reccomendations for a zone A/C repair (LG system)

Last summer one of the zones of our LG A/C system stopped working. We had a well known local company come out to assess the issue but after a 3rd visit they stopped the project. They also won't return my phone calls this year. I'm guessing that they don't want to continue the project. Can anyone recommend a reliable service that could help us? I'm told that LG systems are hard to find those willing to service them but this may or may not be true.  More»

  • Re-routing main basement steam pipe - check out diagram

I asked about this a while back, but drew up a diagram to better explain what I'm looking to do with my steam pipe in the basement.
The main pipe (3" I think) comes straight out of the boiler room and was run right through the corner of the room across the hall (red line in diagram), making part of that space unusable as a finished rec room.
What I'd like to do it run the pipe down the hall instead (green line is the altered path). It would add two bends to the path of the pipe- will this greatly affect performance? I know the pitch is key a...  More»

What you show here will not affect the heating in your home. The things an installer would care about most are whether or not there is asbestos insulation on the pipe, access to the pipe and the points of connection. Other than that its a fairly straightforward job. As I mentioned in your last post,...... See More »
  • Cicadas

Has anyone seen any cicadas yet? I keep reading about the impeding 17-year biblical plague we're supposed to be getting but haven't seen any trace of it. I also don't remember ever seeing this before (other than the regular cicadas that come out every year), and I've lived in Brooklyn all my life.  More»

  • White roof coating recommendations?

I am about to paint my (flat) roof white and looking for product recommendations. There are several levels of white roof coating at Lowe's ranging from $31 to $140 per 5-gallon bucket. I've read that the cheaper ones don't last as long and will tend to wash off. I'm leaning toward the Black Jack Ultra Roof 1000 at Lowe's, which is $100 and is elastomeric with silicone. The $31 bucket (on sale from $62) doesn't say elastomeric, it says just "White Roof Coating" so I fear that i'll be back up on the roof in a couple of years recoating it....Anyone have exp...  More»

  • Looking for an architect for minor reno in BedStuy

I just bought a 1900 built/3-family house in BedStuy, and need to update the bathrooms and kitchens; would also like to renovate the [street level] basment as living space for my college-going daughter (there is a working bathroom down there already). Aside from that, the house doesn't need any major reno, just some cosmetic touches (paint, etc), but I would also be interested to discover if there are any original details hiding under the drywall. Am on a modest budget and looking for an architect and general contractor. Any recommendations?  More»

You do not need an archtect for what you are trying to do. Also, there probably no original detail under the drywall unless there were boxed in. I think you should have a contractor come out before having an architect. The contractor should be able to give you some advice especially since you have ...... See More »
  • Raising the rear side of a gable roof up in a landmark district

I am looking to raise the rear side of a brownstone gable roof to extend the usable space on the attic level (middle part is already in use). It is not a corner house but it has a 5 feet wide alley on one side from where you can see the pitch of the roof from the street. It has a pitch of approximately 1:3 with crown molding on the side. What do you think of the chances this may get approved by the Landmark? Has anyone tried something similar and succeeded? Trying to decide whether it is worth the initial investment to prepare for the applic...  More»

  • Contractor needed fro bathroom repair

The apartment above mine has been having toilet issues that gave way on Saturday resulting in three inches of water in their bathroom. Long story short - as a result, I have a 'fracture' in my bathroom ceiling that water poured out out of. Another hoel is opening it. Water was also dripping out of the wood frame of my window and bathroom door. When this was going on I could also hear water coming through behind the walls. The Super came by and puit a temporary patch on my ceiiling. The owner of the apartment above is responsible for all the repairs...  More»
