Has anyone recently had any maintenance work done to their windows? My double hung windows are next to impossible to open and close anymore, so I'm having a pro come in to look at them and see what needs to be done. (Hopefully it's just a matter of removing the windows, clearing out the tracks and resetting them). I have no idea, however, how much something like this costs, so I have no idea whether I'm about to be ripped off. Anyone have a sense of ballpark costs for this kind of thing? Much appreciated!

Pretty sure I need to do something like this as well, but I can vouch for using plenty of silicone spray and also wiping away as much filth as you can from the channels and seals. Silicone works wonders on how smoothly and easily they open & close.

We had the same problem. It turned out that our windows had twice the amount of weights (balances)in them that they are supposed to. I called Vila Window repair and they were great: quick, professional. They knew what the problem was immediately. Now they open and close very easily. The cost was $75 per window - ours are very large 48 x 114. Their number is: 347-413-5066

Another vote for Vila Window repair. I had them out a few weeks ago to replace a missing chain on one of our large 4x8 double-hung windows. The job was done quickly and the price was substantially better than every other bid we got (our co-op made us get bids from several of their preferred vendors since they were reimbursing us for the repair and all of their vendors quoted us $100+ over what Vila did the job for.)
