Harlem Architect

I purchased a central Harlem townhouse and am seeking an architect to prepare filing drawings for a gut renovation coversion of an SRO to a two family home.  The building is not in a landmarks district and I will be selecting all finish materials myself.  Any recommendatons?

    • The CNH can take months and months to get. If the authorities can't contact the former tenants, they will look at the complaint history of the building. If it is bad, it is possible they can determine there was harassment and you have to wait 3 years to get a CNH and your Alt 1. And thats assuming that no former SRO tenants come out of the woodwork with their hands outstretched, threatening to claim harassment. One alternative might be to keep the SRO configuration and only do repairs and maintenance with an Alt 2 (which do not require a CNH an can be fairly extensive -- just not change of use). If you are the only people living there, simply remove the locks on the doors and take out the extra kitchens, if any. In 3 years you can apply to change from an SRO to whatever configuration you really want. In the meanwhile, better not rent out an apartment since a savvy renter might figure out that the SRO rent history will apply to determining new rents and, if it is an A unit (non-SRO), it could be considered rent stabilized (although you could put enough cash into reno to take it out of RS). Its a rats nest of rules on SROs....Good luck.
