R4 District, Flushing Queens

A friend wants to covert their 1-family into a 2-family in an R4 District in flushing queens. Is this possible.I am currently looking thru the zoning, but it is a cruling & confusing process. Any help would be appreciated. Thanks in advance...

    No problem with zoning. The issues lies in the building code with specific requirements for changing the CO from 1 family to two family. Consult an architect.

    Is your friend's building freestanding or attached to one of it's neighbors?  2008 building code requires 2 family structures to be sprinklered - unless they're detatched - and as they'll be changing the C of O, they'd have to comply with the code.

    • Thank you very much jcarch, The building is attached, I think my friends main concern is turning it into a 2-family, so installing a sprinkler system would be to her advantage....Thanks again for the great info....
