Roofing Estimate Too Good to Be True?

I got an estimate for a new flat roof on a 25x50 building for $4,000 with a 7yr warranty.  That's less than half the estimate I got from a roofer who is highly recommended on the forum.  Should I be skeptical of such a low estimate? Has anyone had a new roof installed for that little money that held up over time?

    What material is he using? The warranty length  seems to be for a fairly short period of time. Get a bid from Premier Roofing. Their estimate will be around the going rate for professionally installed roof. Most people seem to be going with rubberized roofing, which is initially expensive. However, it's supposed to last for a long time and have a very long warranty period.

    Agree with above in terms of finding out the material(s) used (as well as other comments). It's $3.20/ft which is low but not insanely low, especially if nothing else needs attention. If you decide to use them let us know how it goes.

    The quote was for rubber roof but he also said something about slate or asphalt being in the mix

    dylan, the price seems to be on but not for slate or asphalt. I would recommend that you call this company. 718-669-8305 and ask for Millad. He is a good roofer.

    We got a low quote from Leakmasters for a 20x45 white roof. If memory serves, it's a ten-year-warranty.

    In my experience, you should be able to get a longer warranty.  I think ours was twelve years.  It may come down to whether you want to pay less now for a short warranty, or a bit more for a longer one.  I know I would go for the longer one...figure I am getting a  better job if they are willing to guarantee it for longer.

    We had leakmasters do our 20 x 45 roof and it was considerably more than the OP quote, but I felt pretty confident in the result and we got a 20 year warranty.
