C of O Change Question

Brownstoners,
What are the steps required to change a (C2) 5-6 family building to a (C3) 4 family? I have read many changes for 2 to 1, 3 to 2, etc. but can what I am asking be done and how hard is it to do and what are the specific steps involved? Building is already set up for four real units. Architects/Attorneys please throw in your two cents. Thanks!!

    Same as any other.  If you do not have a complete sprinkler system, then it will be required.  2nd means of egress may come up.

    I'm an architect as well and while I realize that DOB is sprinkler crazy these days, there is no change in use here and this is an Alt 2 filing. This is a combination of two units in an R-2 building which remains an R-2 building. The DOB hasn't superceded their previous directive on this subject.

    Also, if it was once a 6 Family, you should check that it doesn't remain under Rent Satbilization.

    You can renovate your way out of stabilization, but it isn't easy. If you do that, you will need to put in that second exit, full sprinklering and everything else you can imagine. You really need to be a new building to get out of stabilization that way and a good lawyer who knows what they are doing and has done it.
