The badly cracked stucco on the front of our building needs to be replaced (water is getting in one of the apartments) but we've had a multitude of different opinions from a variety of contractors (many recommended here) about exactly what needs to be done and how. No one seems to know whether there is brownstone or brick behind the stucco, it's not clear whether the parapet needs to be rebuilt, or whether the bulging beam (steel or wood?) above the ground floor unit (the building used to have a shopfront) needs to be removed etc.
Can anyone recommend an architect or an engineer who specializes in this kind of work who could take the lead in defining the job to be done, ensuring it's done properly etc. The building is quite simple and we're not looking to do anything fancy, but we would like to get it right and have it look good.
