Reasonable cost for expediter?

Hi all,

Just wondering if the estimate our architect has given us for an expediter is reasonable. We're renovating a 4-story SRO and turning it into a garden 1BR + triplex. There is currently no C/O. Architect is recommending filing both an Alt 2 (first) then and Alt 1. We're not doing a full gut but will be switching boiler from oil to gas; new electric; adding a kitchen and taking down a few walls.

I'm new to all this so not sure what other parts of our work beyond the Alt 1 + 2 will require the work of an expediter...but the architect is saying the exp. will cost $8500. Is this reasonable? Have done some basic research and it seems high, but maybe I'm missing something?

    If certificate of occupancy is included it is not THAT excessive.

    It sounds about right for 2 filings. But why do you need 2 filings? you can just file for Alt 1.

    Yes, what is the reason for the two filings?  Trying to speed things up somehow.  My expediter would charge $4.5 k for those two filings.  Good luck.

    Hi all, to answer -- yes -- we're being told we need to do both filings to speed up the process. We're using a 203K loan so construction must begin within 30d of closing, and architect says best way to ensure that is to start with Alt 2 while allowing the time for an Alt 1 to clear. We'll also need the C/O, eventually.

    Is it possible we can get by with only the Alt 1, even with the 203K restrictions? That would be great if so...

    • Even if doing a 203k loan there is no reason to pay extra for 2 filings. While HUD/FHA guidelines state that work must begin within 30 days of closing that very rarely happens when plans need to be filed and permits need to be pulled. The banks's and underwriters that we deal wth all know that long wait tims are part of dealing with the NYC DOB and are ok wth work starting after the 30 day period. All that you or your contractor would need to do would be to keep the bank in the loop as to the progress of he filings and you will be fine.

    Sounds about right to me.  We had no change to CofO on a double duplex going to triplex +garden on the crackhouse renovation.  Single filing, I believe.  Expeditor was $6,000+.  A year and a half after closing, we just got permits today.

    Straybongo, from double duplex going to triplex + garden without change the c of o, doesn't sound right to me. Are you sure?

    • You are correct. The Permit says Obtain New CofO. I thought since we were keeping it a 2 Family, that it didn't change.

    Be absolutely certain that there is "not to exceed" clause in your contract with the expediter. Also, do not use Grand Expediters.

    I hope you have have a Certificate on non Harrassment from the HPD.
    There
    is no change of CFO or modification of an SRO without this CONH. If you
    don't have one prepare to wait at least 6 months to get one.
